Wrytree Farm Yard is a collection of agricultural dairy buildings and land set around a farm courtyard in a picturesque location. Positioned at the head of an adopted road around 1.5 miles from the village of Greenhead, the lot would make an ideal residential development opportunity subject to the necessary planning consents. Some of the buildings may suit conversion rather than complete new build and the site has easy access in and around. There is mains electricity and a private water supply to the yard.
Under permitted development rights it may be possible to deliver five residential dwellings. Alternatively, there is an opportunity to convert the buildings in order to take advantage of the local tourism. Housesteads, Vindolanda, The Sill, Thirlwall Castle, Walltown Country Park and the Roman Army Musuem are all close by and enjoy a great number of visitors throughout the year. Bed and breakfast accommodation and/or bunkhouse facilities would certainly appeal to the tourism market.
In March 2018, changes to Permitted Development Rights were announced that provide rural communities with more options to convert agricultural buildings into family homes. The maximum new homes capable of being created from existing agricultural buildings on a farm will increase from three to five. This will allow for:
It is intended that the new measures will help farmers to adopt the latest innovations in farming practices by increasing the size limit of new agricultural buildings from 465 to 1,000 sq. m.
