The Property

Welton Farm is a detached farmhouse, originally part of the Allendale Estate, which dates back to 1862 and sits amidst glorious rolling Northumberland countryside. The original farmhouse was extended and linked to the original stone outbuildings by the current owners and now provides bright and spacious accommodation with far-reaching southerly views from the main reception rooms and bedrooms. The property combines period features such as fireplaces, original sash windows, shutters and period cornicing with a more contemporary open plan kitchen/dining/living room.

The front door opens into a welcoming reception hall off which are three spacious and versatile reception rooms and stairs to the cellar and upper floor. The play room, which has windows to both sides, has an original stone inglenook fireplace, a fitted cupboard and bookshelves. The formal drawing room and everyday sitting room both have windows overlooking the south-facing garden and open farmland beyond. The drawing room has a stone mantle with open fire, while the fireplace in the sitting room is fitted with a wood-burning stove. The stunning kitchen/dining/living room offers a bright and flexible everyday living space with maple flooring, a part glazed roof and glorious views of the garden through two sets of French doors onto the terrace. The kitchen is fitted with a range of bespoke maple units with grey granite work surfaces and a large island with painted units under a wooden work surface. There is a four-oven AGA, single sink and drainer, plumbing for a dishwasher and a door to a traditional shelved larder. With ample space for a large dining table and seating area, this room provides and excellent living space and heart of the home. Adjacent to the kitchen there is a spacious boot room with original exposed beams, an inglenook fireplace, a door to a useful laundry room and an attractive stable door to outside. The laundry is fitted with a range of hand built solid wood units, Belfast sink and is plumbed for a washing machine. The cellar (6.10m x 3.50m) used to be used for cheese-making and retains the original arched ceiling and stone shelving.

Stairs lead up to a bright first floor landing with an attractive arched window providing natural light to the hall and landing areas. There are two generous double bedrooms with fabulous elevated views to the south over the garden and beyond, one of which has a pretty fireplace with painted mantle and arched cast iron insert. Between these bedrooms is a spacious bathroom that enjoys the same views and is fitted with a bath, wash hand basin and WC. There are two further bedrooms, both with stunning rural views, one of which also retains a pretty, original cast iron fireplace. The spacious shower room is fitted with a large shower cubicle, wash hand basin and WC. The first floor accommodation is completed by a dressing room with a range of fitted wardrobes, and a separate airing cupboard.

Welton Farm is approached through a gated entrance to a large gravelled parking and turning area. A paved courtyard leads to the front door and separate boot room access. The front garden has areas of lawn with prolific apple and plum trees and border planting. To one side there is an old stone gateway and wide gravelled path with mature herbaceous borders leading to the south-facing garden. On the east side of the house, is a small pony paddock (0.7 acres) that is English Heritage Scheduled and a productive, well laid out vegetable garden with raised beds.

The south-facing garden has a large flagstone terrace adjacent to the house which offers an excellent area to sit and enjoy the tranquil surroundings and views. The garden includes a large lawn part of which is used as a grass tennis court, a gravelled path, border planting, a variety of shrubs and trees with boundary stone walls.

A versatile range of outbuildings on the western boundary currently offer garaging and stores. There is potential to develop these outbuildings subject to the necessary approvals.
