The Property

The Coach House is a period stone property with contemporary interior situated in the pretty hamlet of Sandhoe surrounded by stunning Northumberland countryside yet only a short distance from the very popular village of Corbridge. The hamlet consists of a variety of desirable properties with Sandhoe Hall at its heart and Beaufront Castle nearby, both of which form part of the Beaufront Estate. The property, which was first developed in the 1980s and extended in the 1990s, has been updated and thoroughly modernised by the current owners to provide spacious and flexible accommodation arranged to take full advantage of the site. The generously-proportioned reception areas are flooded with natural light with many rooms being dual or triple aspect and enjoying views over the garden and open countryside beyond.

A glazed front door leads into a bright entrance porch where a half-glazed door opens into the welcoming hall. This impressive space is currently used as a formal dining area, has a ceiling that is part vaulted and part painted beams, with practical tiled flooring, useful storage cupboard and glazed French doors that lead out to the rear garden. The stunning, dual-aspect kitchen/breakfast room is fitted with a range of bespoke American walnut units from Newcastle Furniture Company with stainless steel topped, over-sized island with glass breakfast bar and glass-topped prep area. The kitchen includes integrated 1½ bowl sink, dishwasher, ceramic hob, lava grill, weighing scales, single oven, microwave, two warming drawers, Nespresso coffee machine, American-style fridge/freezer. With bi-fold doors out onto the terrace the kitchen is a delightful room in which to spend time as the sun floods through the doors. The well-designed and functional work space also includes a utility cupboard with plumbing for a washing machine and space for a tumble dryer. The master bedroom suite is located on the ground floor and comprises a dual-aspect bedroom with ash flooring, large en-suite shower room, fitted with a contemporary walk-through shower, twin wash hand basins, WC, under floor heating and useful storage, together with a well-fitted dressing room with a combination of hanging rails, drawers and shelves. Also on the ground floor is a further double bedroom with en-suite shower room that is currently used as a home gym.

Stairs from the inner hall lead up to the first floor and the open plan, triple-aspect sitting room which is located to the rear and offers direct access to the decked terrace and rear garden through two sets of glazed French doors. The sitting room has American walnut flooring, open fireplace with fitted cupboards to either side and a window seat in the bay offering fabulous views of the garden and open fields beyond. The galleried landing with contemporary glass and stainless steel balustrade overlooks the hall and connects to the front of the house. The second sitting room has windows to the front and side of the house and glazed French doors onto the deck, together with an exposed stone wall with open fireplace and slate hearth and fitted shelving to one wall. There are two further double bedrooms on the first floor, one of which has a comprehensive range of fitted wardrobes and vanity unit and has far-reaching views of the Tyne Valley. These bedrooms are served by a bathroom fitted with a contemporary suite with double-ended bath, wash hand basin and WC. A study which is fitted with a range of bespoke Neville Johnson units with cupboards and desk area, could equally provide a further bedroom if required.

The Coach House is approached along a shared, private driveway. To one side of the house there is a gravelled parking area with ample space for two cars.

To the front of the property there is an attractive area laid with setts that offers a charming area to sit and enjoy the peaceful surroundings and leads to the front door. The rear, enclosed garden, accessed from both sides of the house, is mainly laid to lawn with mature border planting and trees. A decked terrace, accessed from both sitting rooms, offers a private area for outdoor entertaining or to take in the open countryside views.

Note: the owners of The Coach House currently rent an adjacent barn from the Beaufront Estate which provides excellent storage.
