The Property
Pinecrest is a charming detached house which dates back to around 1939 and is situated in a private position on the edge of the popular village of Riding Mill. The property has been extended and improved over the years and offers bright and flexible accommodation.

The front door opens into a porch that leads into a welcoming hall that has stairs up to the first floor and a useful cloakroom area. The principal receptions rooms are located on either side of the hall and benefit from glorious views over the front garden and open fields beyond. The dual aspect drawing room has views to the front and side, a glazed door giving access to the front garden and a fireplace with painted surround and log effect gas fire. To the other side of the hall there is an everyday sitting room which also enjoys views to the front and has a gas fire set within a traditional painted mantel. The kitchen/dining room is fitted with a range of bespoke cream painted cabinets from Newcastle Furniture Company, Belfast sink, gas-fired two-oven AGA, integrated dishwasher and fridge. To the rear of the house there is a large conservatory which offers a delightful further living and entertaining space. Off the conservatory there is a useful utility room which is plumbed for a washing machine and houses the boiler.

The master bedroom is positioned on the ground floor, enjoys views over the side garden and benefits from a fitted cupboard. The bathroom is also located on this floor and is fitted with a double-ended bath, corner shower and wash hand basin and there is a separate WC adjacent to the bathroom. Stairs from the hall lead up to the first floor landing which is flooded with natural light. There are two double bedrooms on this floor, one of which benefits from an en-suite WC. One of the bedrooms is currently used as an office and enjoys expansive elevated open views. Off the landing there is a generous walk-in storage cupboard with internal airing cupboard and access to additional eaves storage.

Double teak gates lead to a gravelled driveway that offers parking for a number of cars to the side of the house and leads to the detached timber garage. The garage has double doors and benefits from light and power. A separate pedestrian gate opens to a paved path that winds through the garden to the front door.

The front garden has established flower beds and border planting, mature trees and a lawned area which wraps around the side and rear of the house. To the side of the house there is a further paved terrace offering an additional area to sit and enjoy the tranquil surroundings and fabulous open views. To the rear the garden slopes down to an area of natural woodland with a wide range of trees and shrubs, which provides a haven for wildlife. A rear shed, with power, light and water, offers excellent storage and has been used as a dark room.
