The Property

Lodge Farm is a compact farm situated amidst beautiful countryside south of Barnard Castle. The property comprises a period farmhouse, adjoining converted hay barn, range of outbuildings, pastureland and fishing on the River Greta.

Farmhouse

Also to the rear of the house is the kitchen with range of modern fitted units, electric oven, ceramic hob and space for a dishwasher. The situation of the kitchen sink has the all-important view over the rear yard and field beyond. This room opens into the dining room with multi-fuel stove and south facing window. The drawing room with open fire is also situated to the front of the house and is flooded with natural light, enjoying views to the south. The light and airy conservatory offers further entertaining space and benefits from an adjoining cloakroom/WC. To the first floor are four double bedrooms, two situated to the front (one with en-suite shower room) with south facing views over open countryside, and two to the rear overlooking the paddocks. A family bathroom with corner bath and shower over serves the remaining bedrooms.

Hay Barn

The Hay Barn has been converted in recent years and adjoins the farmhouse. The property has been run as a successful holiday let but also offers ancillary accommodation with the kitchens of both properties being linked. The interior has been sympathetically planned with exposed stone walls and beams and the addition of modern touches such as underfloor heating throughout. The layout works very well for modern day living, with a generously proportioned reception room with multi-fuel stove and French doors to the garden. The farmhouse style kitchen has a traditional range of oak units, electric oven, ceramic hob and dishwasher, along with space for a breakfast table and chairs. Also on the ground floor is a double bedroom with Jack & Jill shower room, making this space a perfect annex for use as additional accommodation. These rooms have wide doors and grab handles, suitable for those with mobility problems. To the first floor are two further double bedrooms, both with modern en-suite shower rooms.

Externally

Lodge Farm is entered via a five bar gate from a country road and the farm lane leads down to the house where there is a large driveway, providing ample parking and access to garaging and the workshop. The farm steading is situated to the north side of the house and is comprised of a good range of traditional outbuildings including hay shed, cattle byre and former dairy.

To the front of the property is an enclosed garden, which is mainly laid to lawn with established flower beds and mature shrubs and trees. A sun terrace offers an ideal space for outdoor entertaining or to appreciate the tranquil setting and views.

The current owners have a Caravan & Motorhome Club Certified Site and this could be reapplied for. In addition to this site, there is a large static caravan which may be included in the sale. This has worked well in conjunction with the hay barn for self-catering holidays. The former dairy has planning permission to convert into a one bedroom holiday cottage.

The land at Lodge Farm extends to approximately 40 acres in total. There is a pleasing mixture of hay fields, small parcels of woodland, in-field trees, and is in a ring fence, all accessible without using a public highway. The land to the east of the farm runs down to the River Greta where there is a good stretch for fishing and swimming.

Local Information

Lodge Farm is located within the picturesque hamlet of Scargill surrounded by glorious open countryside, on the edge of an SSSI (Site of Special Scientific Interest) and just a short distance from Barnard Castle. The nearby villages of Barningham and Newsham are beautiful villages with community events, public houses, village halls and regular activities. The surrounding countryside is perfect for outdoor enthusiasts as the property is well-located for walking, cycling and horse riding with quiet country lanes and beautiful scenery. The market towns of Barnard Castle, Richmond and Darlington offer a wider range of facilities with a range of shops, banks and hospital together with further recreational, professional and cultural facilities including Bowes Museum. Many of the attractions of Teesdale and Swaledale are just a short distance away as are the North Yorkshire Moors and Lake District. Both Durham and Newcastle are also within easy reach and provide comprehensive cultural, educational, recreational and shopping facilities.

For schooling, there is a Primary School in Barnard Castle and Ravensworth, while secondary schooling is available at Teesdale School in Barnard Castle. The prestigious Barnard Castle School is close by providing private education from 4-18 years; Prep School 4-11 years and Senior School 11-18 years.

For the commuter, the A66, A67 and A1 (M) provide excellent road links to the regional centres of the North East and Yorkshire. The railway station in Darlington provides main line services north and south and both Durham Tees Valley Airport and Newcastle International Airport are very accessible.
