The enclosure extends to approximately 11.3 acres of sound grazing land over 2 parcels which are currently separated by a wire and post fence. The land will be of particular interest to local farmers, equine users and smallholders.
The boundaries, as marked on the adjoining plan, are made up of part hedgerow backed up by post and wire fencing.
The land is accessed from Church Lane and has a metered mains water supply. A public footpath runs down the west side of the land.
The land is registered on the Rural Land Register for non SDA entitlements through the Basic Payments Scheme. Transferring the entitlement is subject to certain conditions.
Easements & Wayleaves
The land is sold subject to and with the benefit of all rights of way, water, drainage, watercourses, light and other easements, quasi or reputed easements and other rights of adjoining owners (if any) affecting the same and all matters registerable by any competent authority subject to statue.
Health and Safety
Given the potential hazards of the land, we ask you to be as vigilant as possible in making your inspection for your own personal safety.
Method of Sale
The land is offered for sale by private treaty.
The vendor and sole selling agents reserve the right to withdraw or exclude any of the land at any time.
The vendor reserves the right to alter any of the Terms and Conditions of Sale or to change the method of sale without notice. For this reason we recommend likely purchasers should register their interest with the agents as soon as possible in order that they may be kept informed of any changes to the marketing of the land.
The land will be sold subject to a clawback of 30% of the uplift in value of the land for a term of 30 years from the date of completion to the benefit of the Vendor and their successors in title. The clawback is triggered by the sale with or implementation of planning permission for any use other than agriculture, equestrian or forestry.
