The Property
Ivy Cottage is a detached stone cottage which was formerly part of the Blenkinsopp Estate that sits in an elevated position in the hamlet of Redpath, just outside the market town of Haltwhistle, enjoying glorious open rural views. The house, which has been extended and renovated by the current owners, retains an abundance of period charm and character and has the additional benefit of a detached bothy offering a guest bedroom which the current owners offer on airbnb.

A porch with exposed stonework at the garden level opens into a bright and spacious sitting room which has windows overlooking the terrace and garden, a feature fireplace with multi-fuel stove and exposed stone chimney breast and a range of fitted bookshelves. Off the sitting room there is a downstairs bedroom, en-suite shower room and an excellent storage cupboard. An inner hall with stairs to the ground floor also gives access to a study/office which has a window with views over the parking area and open countryside beyond together with a door to outside. The garden level of the house could easily be converted to form an independent annex if required.

To the ground floor a charming half-glazed porch at the front of the house leads to a welcoming hall with the principal reception rooms positioned to either side. The triple-aspect sitting room with J√łtul wood-burning stove set in an inglenook fireplace with stone hearth provides a delightful informal reception room with stunning elevated views over the garden and beyond. The dual-aspect dining room provides a formal reception area while the kitchen/breakfast room located to the rear offers space for everyday dining. The kitchen includes a range of freestanding wood-fronted units with wood work surfaces, double ceramic sink and drainer, two-oven oil-fired Rayburn, separate two ring induction hob, integrated oven and microwave and space for a fridge/freezer. An adjacent utility room is fitted with a range of units, single sink and drainer and is plumbed for a dishwasher and washing machine.

Stairs from the hall that are flooded with natural light from an overhead Velux window lead up to the first floor landing. The master bedroom is entered through an attractive, bespoke arched door that leads to the dual-aspect bedroom with large walk-in wardrobe and en-suite shower room. There is a further double bedroom on this floor that has a window to the front elevation and a built-in cupboard. This bedroom is served by a bathroom fitted with a bath with shower over, wash hand basin and WC.

Externally
To the front of the house there is an enclosed paved garden and double timber gates to the side of the house open to a driveway that leads down to the double garage and to a parking and turning area at the rear of the house. The double garage has an electric door, windows to the side and rear, benefits from power and light and has a workshop area and door to the side.

A large flagstone terrace adjacent to the house gives access to the rear porch and provides a generous outdoor entertaining area while a timber garden room provides additional space to enjoy the peaceful setting and views. The garden is mainly laid to lawn with a combination of dry stone wall and fenced boundaries, mature hedging and trees, raised beds and a small copse.

Across the road there is a characterful detached stone bothy with enclosed cottage garden with paved terrace. The bothy has been converted to provide a charming double bedroom with vaulted ceiling and exposed beams together with an en-suite shower room.
