The Property

Main House

Holly Lodge is a substantial period house with two barn conversions, situated in a rural location just north of the Lake District National Park. The property is well proportioned and offers flexible accommodation with a host of original features, such as decorative cornicing, fireplaces and shutters.

The property is entered via an impressive front door under a stone portico, into the reception hall with original staircase and access to the principal rooms. To the front of the house is the sitting room with wood burning stove and two windows overlooking the south facing front garden. The kitchen has a tasteful bespoke solid oak fitted kitchen with Mercury electric range with gas hob, Belfast sink with granite surround surface, dishwasher and American fridge freezer. This room opens into the dining room, which is flooded with natural light in the morning from the east and south facing windows. To the rear of the house is the drawing room, a generously proportioned room with a beautiful open fire that overlooks the main garden. There is a good sized utility room/cloakroom with WC. To the rear of the house is a further reception room, currently used as a study, leading to a back kitchen and shower room. This area would make an excellent self-contained apartment within the main house.

To the first floor is the master bedroom with en-suite bathroom in a classic style comprising freestanding bath, basin, WC and separate shower. There is also a guest bedroom with en-suite bathroom comprising bath with shower over, WC and basin. There are three further double bedrooms, served by a recently installed modern family bathroom.

There is extensive cellarage with various rooms providing excellent dry storage and with access to the rear courtyard.

The Coach House

This welcoming barn conversion has a double bedroom and family bathroom on the ground floor. Upstairs is a second double bedroom and a fantastic open plan space with modern fitted kitchen, dining area and sitting room with wood burning stove, all enjoying the wonderful views over the surrounding rural landscape.

Groom’s Cottage

This recently converted barn has two double bedrooms, one with French doors to the garden, and a shower room on the ground floor. To the first floor is an L-shaped open plan sitting room with dining area and leading to a recently fitted kitchen. The room has a wood burning stove and Juliet balcony with stairs to a rear garden and far reaching views over farmland.

Externally

There are two entrances into the property, the main house having a gravelled driveway to the front and a mature garden which wraps around the side and to the rear. The rear garden is sheltered by mature trees and has lovely views over open countryside, towards the Solway Firth. There is an enclosed secret garden which is perfect for private summer barbecues.

A separate entrance leads to a cobbled courtyard with parking for the barn conversions and with a separate garden area.
