The Property

A beautifully presented Edwardian country house set in approximately 22 acres of land including stables, outbuildings, paddocks and three small lakes.

The front door opens into an entrance porch with windows to the rear, a vaulted ceiling, Velux windows and Jerusalem stone flooring with underfloor heating. This leads to the kitchen, sitting room, storage cupboard, front hallway and WC. The stunning kitchen/dining room with open plan sitting area and views to the garden, provides a fabulous everyday entertaining space. The kitchen is fitted with a range of Partridge grey units with cream Silestone work surfaces, under-mounted sink in a large island with breakfast bar, integrated dishwasher, fridge, freezer and a recessed range cooker along with access to the utility/boot room, which is plumbed for a washing machine. Jerusalem stone flooring continues into the dining area which has triple aspect windows, oak beams to the vaulted ceiling, Velux windows and doors to the rear with views to the garden.

From the entrance porch, half-glazed double oak doors lead to the main sitting room, with triple aspect sliding sash windows, an Esse multi-fuel stove on a slate hearth and solid oak wood flooring.

The front hallway gives access to the original part of the property with front door, two further living rooms, one currently used as a children’s play room and the other as a cosy snug. Both have sliding sash windows to the front; the snug also benefits from a real fire with solid wood surround, metal insert and tiled hearth, as well as fitted cupboards with open shelves to the alcoves and bookshelves to the opposite wall.

The spindled staircase has original paneling and leads to the galleried landing with glass panels overlooking the entrance porch, all bedrooms and the family bathroom. The Master bedroom has sliding sash windows to the front of the property, built in wardrobes, and is fitted with an en-suite walk in shower, wash-hand basin, heated towel rail and WC. There are three further bedrooms, two to the front and one to the rear. At the rear of the property the family bathroom is fitted with a white suite comprising a freestanding bath, separate shower, wash-hand basin with vanity unit, wooden wall-mounted storage, heated towel rail and WC. There are attractive cream wall and floor tiles and underfloor heating.

Stone walling borders the property which benefits from a wrap-around garden with mature trees to the front and a side, and a rear garden mainly laid to lawn. It has planted borders, with trees and shrubs, and a large, paved, patio area with dwarf wall, ideal for entertaining, with views over the surrounding countryside. The graveled drive to the side of the property has parking for several cars and leads to a double garage with wooden double doors and access to four stables, outbuildings and paddock, with post and rail fences. Access through a five-bar gate to further paddocks is across the lane, and has three small tarns, with a fishing pontoon in one, and access, via a wooden bridge, to four paddocks with gates between each field and a water reservoir feed to all troughs. Planning permission was granted in 2016 for an agricultural storage building (Ref. No: DM/16/02994/FPA) and an outdoor equestrian arena (Ref. No: DM/16/01294/FPA).
