The Property

Fulwood is a substantial and individually designed property set beautifully amidst a generous plot. The original property dates back to 1953 with further additions in more recent years. The layout offers versatile living suited to a wealth of requirements, enhanced by the enchanting woodland surroundings.

The entrance hall gives a warm welcome to the property, with parquet flooring, stairs to the first floor and access to the ground floor accommodation including the cloakroom. The kitchen/breakfast room has a charming outlook over the woodland garden to the rear of the property and is fitted with a range of units and integral appliances including double oven, electric hob and fridge freezer. The kitchen flows through to the breakfast room which, in turn, leads through to the naturally bright and spacious conservatory with French doors on either side, ideally situated to enjoy the stunning gardens. The dining room gives a more formal entertaining space with sliding door opening up into the good sized drawing room, located at the front of the property, with gas fire and a peaceful seating area with French doors opening to the garden. A study is situated in a quiet spot off the conservatory and a useful utility room, with external access and separate WC, provides plumbing for a washing machine.

On the opposite side of the main accommodation is a generous room, previously used as an office space, with its own hallway off, with stairs to the first floor and external access. A room of similar proportions sits above on the first floor, with cloakroom and enclosed kitchenette. This room is flooded with light from five large windows, and has been previously used as an artist’s studio. It could be used for a number of purposes, including as a spacious bedroom. The combination of these rooms lends itself to use as annexe accommodation, should it be required.

The first floor of the main house is centred around a bright landing, with plentiful storage and access to the attic accommodation above. The master bedroom sits to the front of the property with a delightful outlook over the gardens at the side of the property. The room is fitted with a range of wardrobes and also has an en-suite bathroom comprising bath with shower over, wash hand basin and WC. The guest bedroom, also with fitted wardrobes, benefits from en-suite accommodation with bath, wash hand basin and WC. Two further double bedrooms, each with a wash hand basin, are served by a family bathroom fitted with a Jacuzzi-style bath with shower over, wash hand basin and WC. A further double bedroom offers en-suite bathroom facilities and a walk in wardrobe.

Fulwood is approached via a tarmacadam driveway leading to the front of the property, with ample parking for several vehicles. The grounds surround the property on all sides with a single garage located to one side. The gardens are laid mainly to lawn, flanked with a variety of mature shrubs and bushes, whilst the mature trees of varying species add to the privacy of the plot. In all the plot extends to approximately 1.5 acres.

Planning permission has previously been granted to subdivide the plot to create two new build homes (Northumberland County Council planning reference 15/02130/FUL). Although now expired, this could be of potential interest to a purchaser.
