Carleton House Farm is a handsome detached house which dates back to 1785 and sits in a prominent position overlooking the River Petteril. The property has been well maintained and extended by the current owners and retains a host of period features including original fireplaces, panelled doors, decorative cornicing and bullseye door architraves. The property is situated in an idyllic and peaceful setting, amidst approximately 31.5 acres of gardens and grounds, with spectacular elevated views over the River Petteril which meanders through the grounds. Of particular note is the extensive range of outbuildings which offer enormous potential for conversion to extend the living accommodation and create an independent annex or holiday accommodation subject to the necessary planning consents.
The front door opens into a porch that leads through a fully-glazed door into the welcoming entrance hall that is flooded with natural light from a tall window on the stairs. The main reception rooms are located to the front of the house to benefit from the spectacular views over the landscaped front garden and river valley beyond. To one side of the hall there is a formal dining room which has an open fireplace with painted surround and cast iron Georgian insert, while to the other side there is a well-proportioned drawing room which also benefits from an open fireplace and has a decorative archway with fitted cupboards and open shelving. The kitchen/breakfast room is located to the rear of the house with windows overlooking, and a half-glazed door out to, the courtyard. The kitchen is fitted with a range of units, single sink and drainer, two oven AGA, is plumbed for a dishwasher and has space for a fridge/freezer. There is ample space in the kitchen for a table and chairs for everyday dining and steps from the kitchen lead down to a useful shelved pantry/cellar. An inner hall off the kitchen leads to a sitting room, garden room and utility room. The sitting room is currently used as a study and has a window to the front and an open fire with marble surround. A glazed door opens into a fabulous, bright garden room which has been designed to enjoy the garden and views at all times of the year. The garden room, which has a vaulted ceiling with beams and skylights, has French doors with glazed side panels, that open onto the terrace and garden. A rear hall/boot room with storage cupboard and door to the courtyard and a downstairs cloakroom/WC complete the ground floor accommodation.
Stairs with a polished bannister lead up to the first floor landing that gives access to the bedrooms and bathroom. The master bedroom enjoys fabulous views to the front over the garden and valley and benefits from fitted wardrobes and an en-suite comprising a bath with shower over, wash hand basin, bidet and WC. There are two further double bedrooms, one to the front and one to the rear, both of which have original press cupboards and drawers and wash hand basins. There is a single bedroom adjacent to the master bedroom which could be used as a nursery or dressing room if required. These bedrooms are served by a spacious bathroom that has a bath with shower over, wash hand basin and WC. A large airing cupboard is located off the landing which also serves as a linen cupboard.
Carleton House Farm is approached through a stone pillared entrance to a driveway that leads to the house. To the rear there is a large courtyard which provides a parking and turning area and gives access to the house and the extensive range of outbuildings. The garden and grounds surround the house and amount to around 31.5 acres.
To the front there is a formal garden that is mainly laid to lawn with mature beds and terraces from which to sit and take in the fabulous elevated views and for outdoor entertaining. The garden area is both private and secluded and offers the benefit of glorious open views over the pasture land and River Petteril with the convenience of being close to local amenities.
Beyond the garden there is an orchard on the bank side leading down to the meadow, well-fenced pasture land and woodland which amounts to around 30 acres. In all the house, gardens and grounds amount to around 31.5 acres. The River Petteril, a tributary of the River Eden, passes through the land and there are double bank fishing rights.
There is a range of single-storey outbuildings that are attached and project from the rear of the house which are currently used as a potting shed and garden stores. To the other side of the house there is an attached stable with hay loft and open barn which offer potential to extend the existing living accommodation or to provide an annex. The two-storey outbuilding to the north-east side of the courtyard currently provides three garages, two of which have double timber doors while the third is open, together with a large stable on the courtyard level. There is a large double-height barn which is accessed from the rear through large sliding doors. This area lends itself to conversion to a holiday cottage subject to the necessary planning consents. The detached stone byre offers stabling if required and also has potential for conversion to a holiday cottage subject to the necessary approvals.
