Bolam Crofts and Bolam Crofts Cottage comprise an original stone period property which has been significantly extended to create a spacious six bedroom house with attached two bedroom cottage. The property sits in a private setting on the edge of the village of Bolam amidst picturesque countryside yet close to the amenities of Ponteland and Morpeth. Bolam Crofts further benefits from generous formal gardens, paddocks, woodland and parkland which in all amount to around 45 acres.
The front door, with glazed side panels and fanlight, opens into a fabulous reception hall which retains the exposed beamed ceiling, has a feature open fireplace with carved stone opening and has a window and glazed door out to the garden. From the hall a corridor leads to the principal receptions rooms which are positioned to fully appreciate the garden and views. The formal drawing room, which is dual aspect and has an open fireplace with painted surround, has a connecting door to the dining room which offers a spacious area for entertaining. Both rooms have glazed door to the conservatory which provides an informal sitting room from which to enjoy the garden at all times of the year. The well-proportioned kitchen/breakfast room has a picture window overlooking the garden and is fitted with a comprehensive range of units, single sink with double drainer, two-oven oil-fired AGA, separate ceramic hob and oven, is plumbed for a dishwasher and has space for a fridge/freezer and a table for everyday dining. There is also a cosy study which has a fitted base cupboard with display shelving above and views over the side garden and paddock beyond. A spacious cloakroom/WC and separate utility room which houses the boiler and is plumbed for a washing machine completes the ground floor accommodation.
Stairs lead up to a bright first floor galleried landing that gives access to the bedrooms and bathroom. The dual-aspect master bedroom suite enjoys stunning elevated views over the garden, paddocks and beyond and benefits from an en-suite bathroom and dressing room with fitted wardrobes. There are five further double bedrooms some of which have characterful sloping ceilings. These bedrooms are served by a bathroom with bath, wash hand basin, WC and airing cupboard. Off the landing there is a large walk-in shelved store cupboard.
Bolam Crofts Cottage
Bolam Crofts Cottage currently offers two bedroom accommodation but there is scope to extend the property to incorporate the adjoining garage/storage buildings if required and subject to any necessary planning approvals. The front door opens into a hallway which gives access to a kitchen with utility area off, sitting room, ground floor bedroom and bathroom while stairs lead up to a further double bedroom. The cottage benefits from a small private courtyard garden.
The property is approached along a gravel driveway that leads to a generous courtyard formed by the house, cottage and attached traditional garage/store. The large traditional outbuilding adjoining the cottage, which was originally the village joiner’s shop, retains the original stone arched openings and currently offers garaging and storage, benefits from power and light, and offers potential for extending the cottage if required.
The drive continues past the house and leads to a detached stone garage and stable block which comprises a double garage with two up-and-over doors, two stables and a kennel. There is ample parking for several cars and from the driveway and courtyard there is access to the garden, paddocks and woodland.
The main garden is south-facing and is enclosed by a traditional stone boundary wall. The garden has generous lawns with mature herbaceous borders and a flagstone terrace ideal for outdoor entertaining or simply to enjoy the private and peaceful setting. A beech hedge divides the formal garden from the well-maintained, productive kitchen garden which has vegetable beds and an orchard of mature fruit trees. To the western boundary there is an area of mature woodland which is a haven for wildlife and can be accessed by a pedestrian gate from the drive, while to the east there is parkland grazing. The land at Bolam Crofts comprises two paddocks, further grazing/parkland including two large flight ponds and mature woodland. In all the house, gardens and land amount to approximately 45 acres.
Note: There is currently an annual rental income from the cottage and land.
Entitlements: The land is registered for Single Farm Payments. The entitlements are included in the sale, and will betransferred to the successful Buyer(s). The Buyer(s) will be required to comply with the terms of the Payment Scheme and will indemnify the Seller of any breaches of the conditions of the application particularly in respect of cross compliance conditions. The cost of transferring these entitlements will be payable by the Buyer(s). For the avoidance of doubt the Seller has made the claim for the current year and will retain the payment in full.
