Backworth Letch Farm, a registered small holding, is a well-appointed farmhouse which has been refurbished and extended to an extremely high standard by the current owners. The property sits in an idyllic setting with fabulous views across the Tyne Valley and beyond, beautifully tended gardens and adjoining land. Internally, the property is well configured with all the principal rooms enjoying a rural outlook, providing the property with an abundance of natural light.
On the ground floor there is an impressive drawing room with vaulted ceiling, stunning fireplace with decorative mantel and substantial multi-fuel stove, and a dual aspect to both the front and side of the property. A porch leads off the drawing room with external door to the front of the property. A cosy sitting room with views to the front has a multi-fuel stove with stunning marble mantelpiece.
The kitchen and breakfast room are of a generous size and offer a charming area to entertain and relax. The kitchen is designed by Imperial Kitchens and comprises a range of painted units at floor and wall level with a complementary granite work surface, integral dishwasher, double Belfast sink and space for a fridge and freezer. The electric AGA is a real feature of the kitchen and provides a stunning focal point for the room. A study is located to one side of the kitchen with a utility room to the other. The utility room offers a further range of storage units with plumbing for a washing machine, space for a tumble dryer, sink and boiler cupboard. Access to both the garage and rear garden can be gained from the utility room along with the cloakroom, comprising a wash hand basin and WC.
The first floor is accessed via stairs from the breakfast room, which lead to the naturally bright landing with the bedroom accommodation off. The high quality finish of the property continues throughout the first floor with the master bedroom, enhanced by the stunning views, enjoying a fabulous en-suite bathroom and benefitting from built in wardrobes. The en-suite bathroom is fitted with a fabulous freestanding bath, wash hand basin, shower cubicle and WC. Two further double bedrooms, one with fitted wardrobes, centre around a Jack and Jill bathroom with freestanding bath, shower cubicle, wash hand basin and WC.
Backworth Letch Farm is approached via a private driveway which leads to the front of the property offering parking for several vehicles and access to the double garage, which has power and lighting connected.
The garden to the front of the property is laid mainly to lawn with an attractive, low maintenance garden to the rear. The gardens, which have been lovingly tended over recent years, offer a variety of areas including a herb garden, fruit garden, orchard and attractive patio area cleverly designed to make use of the walls from an original stone outbuilding, which also provides outside storage. A pond is a recent addition to the landscape and adds another dimension to the garden and surrounds.
An attractive and well-maintained stable block provides three stables and tack room, with a good sized byre adjacent. A vegetable garden is located off the stable block with a variety of raised beds and gravelled borders.
The land surrounds the property, with a range of stone built and fenced boundaries. A newly planted woodland created in conjunction with the Woodland Trust to provide landscaping and habitat for wildlife incorporates native tree species such as maple, oak, lime, silver birch and cherry. A stream runs along the eastern boundary.
